    A written brief, in plain English.

    Hold horizon, leverage, target neighbourhoods, must-haves vs nice-to-haves. One page. We both sign off before anything else moves.

  3. 03 / Research

    A shortlist grounded in transactions, not vibes.

    Live DLD data, supply pipeline, rental comparables, service charges. Three to five candidates with the working out shown.

  4. 04 / Viewings

    Curated viewings, no parade.

    We see the shortlist. I tell you what I would tell my own family — including the ones I would walk away from.

  5. 05 / Negotiation

    A negotiated offer, with the math on screen.

    You see the comparables, the gross yield, the closing costs, the realistic exit. Offer goes in with a clear walk-away number.

  6. 06 / Close & hand over

    Paperwork done quietly, end to end.

    Trustee, NOC, transfer, handover, snagging, leasing handover if you're renting it. One point of contact for all of it.
